Not every project calls for a full-service GC. Sometimes an owner prefers to hold contracts directly — with the architect, the engineers, the trade contractors — and maintain control of the procurement process. That’s a legitimate choice. But it comes with a real burden: managing a complex team of independent parties, all with different priorities, while also trying to run a business.

Owner Representation works particularly well for owners and developers who have existing contractor relationships they want to preserve, institutional clients with in-house real estate teams who need a project-level specialist, and situations where the owner’s organization has strong opinions on procurement but limited bandwidth to manage execution.
